🕓 Early Check-in Requests
We cannot guarantee an early check-in before 4 pm as we need time to make sure this property is perfect for you before your stay! Please message us on the day of your arrival to see if the property is ready no earlier than 2 pm.
🔑 Check-in Process: All guests will need to complete our secure, online ID Verification process to receive the door code and check-in instructions. Similar to hotels requiring photo ID upon check-in, we ask that guests provide a copy of their Government Issued ID, matching selfie and credit card to verify identity. This is used to prevent fraudulent reservations, identity verification and for the safety of all guests and homes. We take data security very seriously. All information entered into this form is encrypted and transmitted securely over SSL. By completing the reservation you agree to the following:
1. I agree to be bound by our rental terms and conditions.
2. I acknowledge that I will be required to provide a copy of a valid government-issued ID and matching credit card through our online portal prior to check in.

AGE REQUIREMENT: Must be at least 21 years old. We cannot accommodate guests who do not meet this age requirement unless prior approval has been granted by us before check-in.
🚭 NO SMOKING inside OR within 10 Ft of windows and doors. Make sure all windows and doors are closed. Additional cleaning from smoking paraphernalia will result in $50 additional cleaning charge. The odor of smoke inside will result in a $250 deodorizing fee.
*Swimming pool is 3.5ft to 8.5ft (roughly) - No Lifeguard On Duty - Swim at Your Own Risk - Adults assume all liability for themselves and minors for use of the pool and by booking agree that you nor any member of your party holds us or the property owner for injuries occurring from, by, or involving the pool.
*Pool Vacuum MUST REMAIN in the pool at all times for hygiene reasons. We reserve the right to charge guests for the equivalent monetary amount of repairs or damage done to pool equipment by guests.

📢 Type of Cooling for the Home
-Central AC in the main house and Casita.
Central AC units are best kept at 72 degrees or above. Due to the lack of humidity in the area if the thermostat is lowered below 72
degrees, it is possible that it can freeze the unit if it is working too hard. Unfortunately, it will take 24 hours for the unit to defrost before
an HVAC specialist can service it. Our evenings are generally cool in the summertime, simply opening the windows will provide extra
natural coolness.

📢 Reminders About the Property
-Please review the sleeping arrangements prior to booking.
-Please keep all trash secure in the bins. Do not leave any trash out overnight for your safety and the surrounding active wildlife in the city's area.
-We do not have onsite maintenance or cleaning unlike hotels but all requests will be taken care of ASAP.
-No refunds will be given for amenities broken during the stay but we will work to resolve the issues as soon as possible.

I travel to Phoenix a lot for work. I wish I found this place sooner. It really was a great experience. The only issue was one of the A/C units was frozen up outside and the one area of the house was not able to really be used. But given that we were there only in the evenings, it didn't affect us. I would definitely stay there again. Robinette

I cannot recommend this property due to a major issue with the air conditioning. Immediately upon entering, the indoor temperature soared to over 90 degrees, making it incredibly uncomfortable and nearly unbearable, especially at night. We slept with wet towels and purchased extra box fans to try and sleep.<br/>We immediately contacted the host about the problem and requested fans or portable AC units as a temporary solution—these requests were completely ignored. The host also promised to send a technician to fix the AC, but no one ever showed up, in the whole 8 days. We messaged the host EVERY DAY, received no updates and eventually contacted Airbnb. The Host ignored Airbnb as well, and would not answer their calls.<br/>This lack of responsiveness & follow-through seriously impacted our stay & showed a complete disregard for the guests. A working AC isn’t a luxury when it’s that hot—it’s a basic necessity and required by law in AZ. Unacceptable. Check to see the AC is fixed before staying. April

The home itself was beautiful. We had originally booked it for 2 weeks. We didnt even get to stay there a single night because the AC was not working. We contacted them ASAP and they suggested using the fans to "cool it down for the time being". The first 2 nights we had to get a hotel room because it was legit 90 degrees inside the house. We checked out that 3rd day because he quit responding to us and we came back that afternoon and it was still not fixed. He even stopped responding to Airbnb support. Would have been great if the AC was fixed and they responded more.
