ENTRANCE This appealing Southwestern style ranch house welcomes you with a friendly turquoise front door and three wide arches that provide a peek into the shady front porch area. LIVING ROOM Step inside and find yourself in a space designed for comfort, starting with the living area furnished with a plush, inviting L-shaped sofa facing the electric fireplace (under repairs 5/26/22) and wall-mounted Roku TV – the perfect place to curl up together and enjoy a good movie after a day of exhilarating hikes. BACKYARD The living area is open to the dining end of the eat-in kitchen, with a homey table for 6 that’s situated in front of a wide set of sliding glass doors. Step out onto the deck appointed with comfortable, attractive outdoor furniture clustered around a fire pit. A short set of stairs will take you down into the fully fenced, neatly graveled yard where kids can let off steam safely in fresh air. KITCHEN Back inside, you’ll find the dining area completely open to the working center of the kitchen, providing everything you need for the loving preparation of group meals. Enjoy a refrigerator/freezer, range with cooktop and oven, microwave, dishwasher, coffee maker, toaster, blender, and thoughtful extras like a complete set of chef’s knives. You’ll find a generous work surface on granite countertops, and plenty of cabinets. A full-size washer and dryer are tucked discreetly behind a set of double-doors in the kitchen. BEDROOMS All three bedrooms in this home are appointed with calming, contemporary décor with just a whisper of rustic Rocky Mountain character. The master bedroom has a king size bed while the other two with queen size bed, a closet, and each bedroom has its own TV. The king bedroom is enhanced by a private bath with a shower stall and a sink vanity with storage below. For other guests, a tastefully decorated second bathroom in the hallway provides a combination shower/tub with a sliding glass door enclosure, plus an oversized countertop and mirror. Hotel-grade linens are professionally laundered after every visit. This home is managed by a local vacation and mid-term rental specialist, and there’s a sense of quality and care that’s worthy of your 5-star review. Guest access Guests will have access to the entire house and fenced in backyard. The parking and front yard is shared with the 2 bedroom house next door. Please keep in mind the house rules to respect the other neighbors and travelers. Parking Guests can park 2 cars in the compound. There are secure parking spots inside the gates of the driveway. Please feel free to drive over the sidewalk inside the gates and park in the spaces allocated to your rental. Early Check-in Requests We cannot guarantee an early check-in than 4pm as we need time to make sure this property is perfect for you before your stay! Please message us on the day of your arrival to see if the property is ready no earlier than 2pm. Check-in Process: All guests will need to complete our secure, online ID Verification process to receive the door code and check-in instructions. Similar to hotels requiring photo ID upon check-in, we ask that guests provide a copy of their Government Issued ID, matching selfie and credit card to verify identity. This is used to prevent fraudulent reservations, identity verification and for the safety of all guests and homes. We take data security very seriously. All information entered into this form is encrypted and transmitted securely over SSL. By completing the reservation you agree to the following: 1. I agree to be bound by our rental terms and conditions. 2. I acknowledge that I will be required to provide a copy of a valid government issued ID and matching credit card through our online portal prior to check in. Other things to note House Rules Required AGE REQUIREMENT: Must be at least 21 years old. We cannot accommodate guests who do not meet this age requirement unless prior approval has been granted by us before check-in. NO SMOKING inside. This includes Colorado’s newest cash crop. Quiet Hours begin at 10:00pm per city ordinance. Please be courteous of the neighbors during your stay. Wood burning fireplaces are not for guest use due to safety precautions. Our indoor fireplace is electric (under repairs 5/26/22) and outdoor is working and powered by gas. Dog Policy -This house is dog friendly, Please be respectful of those who will stay after you by cleaning up all pet waste and disposing of it in the large trash bins. Thank you in advance! * Dogs are welcome for an additional fee ($75 per dog). 3 dogs max. All dogs must be approved before check-in. No other animals are permitted unless they are Certified service animals. There are no charges for service animals. Type of Cooling for the Home Central AC units are best kept at 68 degrees or above. Due to the lack of humidity in the area if the thermostat is lowered below 68 degrees it is possible that it can freeze the unit if it is working too hard. Unfortunately, it will take 24 hours for the unit to defrost before an HVAC specialist can service it. Our evenings are generally cool in the summertime, simply opening the windows will provide extra natural coolness. Reminders About the Property -Please review the sleeping arrangements prior to booking. -Please keep all trash secure in the bins. Do not leave any trash out overnight for your safety and the surrounding active wildlife in the city's area. -We do not have onsite maintenance or cleaning unlike hotels but all requests will be taken care of ASAP. Philip was always quick to respond! The house was exactly as described. The beds and pillows were comfortable. Quiet neighborhood and close to hiking and restaurants. <br/>Would stay again!

The house was exactly as advertised and the deck and enclosed yard was perfect for us and our dogs! The house is spacious and well maintained. The kitchen was very well equipped. The living areas were great with big comfortable sofas, ample table spaces and a very welcoming home vibe. The bedrooms and bathrooms were clean and comfortable as well. The neighborhood is quaint and safe. The house’s location was its best feature for us, a few miles from Bear Creek dog park( best we’ve ever visited), Manitou Springs, nature reserves, hiking trails, old Colorado Springs and Garden of the Garden! We definitely will be back! Thanks Phillip for a wonderful stay!

Great, short trip to Colorado Springs - Great Location to Everything! Small quaint place with 3 bedrooms and 2 baths that is a duplex that allows for private family time while enjoying everything in Colorado Springs that is close by.Everything was perfect!
